TENANT GUIDELINES

 

 

1.    TOTAL FUNDS REQUIRED  

Ø       1 calendar months rent in advance (1 weeks rent x 52 ÷ 12)

Ø       5 weeks rent for the Security Deposit

Ø       Administration fee of £50

Ø       Reference fee of £25 per person

 

In all cases, cleared funds will be required prior to your move-in date. Payment should be received by us by cheque or Bankers Draft at least 5 working days prior to the move-in date. Please note that the tenancy cannot commence until all funds have cleared. Part payment of this will be required to reserve the property as stated in point 2 below:

 

2.    HOLDING DEPOSIT

At the time of an offer being accepted, a holding deposit will be required. This is made up of a holding fee of £200, plus the admin charge and reference fee. The £200 will be taken as part payment for your 1st month’s rent.

The holding deposit is non-refundable should you decide at any stage not to or be unable to proceed.

                                                                                                                                               

3.    FURNISHINGS

The property is taken as seen unless additional furnishings have been agreed with the Agent. This may occasionally result in a slight increase in rent in some circumstances. You will be informed of any rental changes before you commit.  

 

4.    REFERENCES

£25 fee for each Tenant.

We will ask you to complete a simple 2 page form that is forwarded to an independent referencing company to take up references on your behalf. We usually have a response within 2 – 4 working days.

Ø       Personal reference

 

All students will require a Guarantor who must be resident in the UK or be asked to pay all rent up front at the start of the tenancy.

 

5.    SECURITY DEPOSIT

5 weeks rent, to be returned at the end of the Tenancy subject to any deductions for damage/dilapidation. This will be based on the overall final assessment of the state for the property upon vacating the property.

 

6.    INVENTORY

This will be used as the main point of reference to check the property at the end of your Tenancy.

 

  7.    CONTRACTS

Ø       The Tenancy Agreement is for a period of 12 months with a break at Month 6.

Ø       Written Notice can be served anytime after month 6.

Ø       The notice period is 2 months.

Ø       The minimum term is therefore 8 months.

 

If you give notice to vacate the property earlier than the minimum period you will be liable to pay the rent until the end of the Tenancy.

 

8.    RENT PAYMENT

Payment of rent shall be monthly in advance by Standing Order. We will set up the Standing Order for you to commence on the 2nd month of your Tenancy.

 

9.      UTILITIES

a.      Tenants will be responsible for the payment of all utilities eg; Electricity, Gas, Water, Telephone & Council Tax for the duration of the Tenancy unless otherwise specified. The Landlord will pay any service charge on the development. Meter readings will be taken on the day you move-in.                        

 

b.      Upon termination of the Tenancy, you will be responsible for ensuring that all domestic suppliers are notified of your moving out date. You should also supply them with an accurate meter reading taken on the day you vacate.
